Experienced leadership with an extensive track record of surfacing real estate value, intensifying properties, and overseeing the entire development lifecycle.

Paul is the founder and CEO of Densifi.

In addition to founding Densifi, Paul is also a co-founder of Front Street Development Group, a real estate investment firm focused on low rise urban infill opportunities. Prior to that, Paul was an Executive Director at Hazelview Investments, where he spent 12 years overseeing a $4.5B portfolio of over 100 multi-residential assets, including a significant pipeline of developments and entitlements. At the time of his departure, Paul’s portfolio had a development pipeline of over 7,000 multi-residential units.

We are a development firm with a specialty in multi-residential and mixed-use communities. We partner with property owners using our zero cost, zero risk approach, to create and monetize substantial additional value on existing properties.

Our principals and planning partners have worked on some of the most exciting development projects in Ontario. We are intellectually curious, love what we do, and understand that some of the biggest opportunities lie within challenging sites, often overlooked by others.

Our focus is two-fold – first, develop and maintain long-lasting partnerships and relationships by making trust and integrity the cornerstone of everything we do, and second, maximize the value created in every project we participate in.

PROPERTY OWNERS

We love to meet existing property owners who believe that a potential partnership with a developer is the best way to maximize the value of their existing property. We believe that too.

Using our experience, relationships and network, we are able to craft winning, value-maximizing development strategies, by thinking outside the box and pushing the boundaries of what is achievable. We then have the ability to invest our own capital to create win/win outcomes for the partnership.

Apartment Buildings

The foundation of our cities, apartment buildings are the building blocks of communities, bringing together people from different backgrounds and lifestyle preferences, creating opportunities for social interactions and support networks, and often defining the skyline and architectural landscape of Toronto.

Some existing apartment buildings are old and may be in need of significant and costly capital upgrades, while others were simply built during a time when land availability was not a concern. Regardless of the reason, many apartment buildings are prime candidates for densification in a growing city like Toronto.

We have significant experience working with existing apartment building owners to determine if a development partnership would result in a win-win outcome that would unlock substantial additional value on these properties.

Strip Malls/Retail Plazas

The retail lifeblood of a lot of communities, strip malls and retail plazas have typically provided small businesses an outlet for their products and services, while providing property owners with a steady income stream from a diversified tenant base.

Unfortunately, with the growth in big box store shopping, e-commerce, and most recently Covid, many spaces in these properties are now vacant, with property owners struggling to find suitable tenants.

We have experience working with strip mall and retail plaza owners to determine if a development partnership is a suitable win-win solution that can maximize the value of these assets.

Places of Worship

Oftentimes, places of worship are some of the most unique, well-located properties in the city.

They often serve as a beacon of light in their community, providing much needed guidance and services to people in need, that go far beyond what is normally expected.

Unfortunately, with recent demographic trends, some places of worship are facing declining attendance, combined with a decrease in engagement from the general public.

We have experience working with places of worship to determine if a development partnership is a suitable win-win solution that revitalizes the community and ensures the longevity of the institution for generations to come.
